The profitability metrics showed marked improvement across the board-approved results, with Adjusted EBITDA margins expanding by 1,320 basis points (bps) to reach 10.2%. Profit Before Tax (PBT) margins also expanded by 1,590 bps, moving from -14% in Q1 FY2026 to a positive 1.9% in Q1 FY27.

Strategic Milestones and Operations​

Executive Director Mr. Onkar Shetye stated that the acquisition of Housing.com represented a transformative milestone, integrating India's leading real estate discovery platform into Aurum PropTech’s ecosystem. This combination aims to build India's first AI-native real estate operating system, combining Housing.com's marketplace—which boasts over 58 million average monthly visits and 12 million monthly active users—with Aurum's integrated transaction ecosystem.

The company noted that all platforms achieved key profitability milestones during the quarter, with data analytics, transaction management, and sales automation businesses achieving profitable AI-led growth. Rental platforms also achieved EBITDA profitability through increased scale and operational efficiency.

Distribution Business​

The distribution segment reported scaling data-driven growth within developer ecosystems:

  • Sell.do: Saw over 20 new developers onboarded and more than 400 new licenses added. The platform also secured commitments from 18 customers for the AI Calling Feature, while outcome-based pricing models were launched with site-visit success Proof of Concepts (POCs) underway.
  • Aurum Analytica: Maintained 145+ active clients across 275+ projects on the platform. The service delivered over 1,34,000 leads in Q1 FY27, marking a 77% year-over-year growth. The new AI suite includes Aurum Lens (insights), Aurum Converse (voice), and Aurum Qonvo (WhatsApp).
  • PropTiger: Recorded 60% YoY growth in gross commission and maintained over 155 active developer clients across 11 active mandates. The PropPartnerX broker app has been launched for end-to-end bookings, payouts, and invoicing across all cities.

Rental Business​

The rental portfolio demonstrated significant expansion:

  • HelloWorld (Coliving): Reported 255+ active coliving spaces across more than 16 cities, maintaining an average customer rating of 4.3+. The platform launched HelloWorld 2.0, repositioning the brand from a coliving operator to a lifestyle identity platform.
  • NestAway: Registered over 9,200 rentable units spanning 4,855 houses. To improve operations, AI agents were deployed for lead qualification and customer support. The company signed 320 rooms and established 25 live clusters for Nestaway Select.
