The company noted that a gain of 4,288 lakhs was recognized as an Exceptional item, which resulted from the reduction of Brigade Enterprises Limited's holding in Vibrancy Real Estate Private Limited from 100% to 50%, following an investment by Bain Capital (GSS India Opportunities AIF Scheme I).

The management also stated that the outstanding refundable deposits amounting to 2,860 lakhs related to a Joint Development Agreement (JDA) are considered good and recoverable, despite ongoing arbitration filed by the landowner. Furthermore, the company confirmed compliance with the Income Tax Department survey conducted in December 2025 and expects no additional liability beyond what has been provided for previously.

  • Project Risk Assessment: The company noted that the State Environment Impact Assessment Authority (SEIAA) revoked the Environmental Clearance for a residential project in Chennai, despite prior approval. However, management stated that the company has challenged this order through competent authorities and filed a writ petition before the Madras High Court, believing they have a strong case on merits, which is not likely to materially impact the consolidated results.

The Group currently operates with 25 subsidiaries and 2 joint ventures as of June 30, 2026. The listed entities include Brigade Properties Private Limited, Perungudi Real Estates Private Limited, and Brigade Hospitality Services Limited among others.
