Birla Estates Pvt. Ltd., a wholly owned subsidiary of Aditya Birla Real Estate and part of the Aditya Birla Group, has announced its strategic entry into the Navi Mumbai market through the redevelopment of Shiv Sai Co-operative Housing Society in Vashi. The project, undertaken jointly with an affiliate of Priyanka Group, a reputed developer in Navi Mumbai, holds a total revenue potential of approximately ₹2,600 crores.

The development focuses on prime real estate within Vashi and covers a land parcel spanning 3.06 acres (approximately 12,382 sq.mts). The project is slated to deliver premium and luxury residences. Its advantageous location offers direct connectivity to the Sion-Panvel Highway and proximity to Vashi railway station. Furthermore, the area's connectivity profile is expected to be enhanced by the upcoming Gold Line metro line, which is planned to connect Chhatrapati Shivaji Maharaj International Airport (CSMIA) with Navi Mumbai International Airport (NMIA) via Vashi.

The luxury residences within the project will offer occupants exceptional views of the sea, surrounding gardens, and mangroves. Birla Estates intends to execute the development in adherence to its broader sustainability commitments across its portfolio.

Ananya Birla, Director at The Aditya Birla Group shares, highlighted that the company's entry into Navi Mumbai reflects a commitment to disciplined growth by identifying markets with long-term potential. She stated that redevelopment necessitates more than delivering a new asset; it requires earning the confidence of existing communities while creating enduring value for residents and the wider city, noting that the Vashi project is a crucial step in strengthening the company’s presence across the MMR.

This venture strengthens Birla Estates’ overall footprint within the Mumbai Metropolitan Region (MMR) following an earlier initiative in Khar (Mumbai). The Vashi micro-market has historically exhibited limited activity from legacy Grade A redevelopment projects, positioning Birla Estates among the pioneering developers to undertake a large-format, sustainable and future centric redevelopment in this location.
