Smartworks Coworking Spaces Limited has secured a significant engagement with a Japanese NBFC subsidiary in Mumbai, committing over 400 seats under a five-year contract. The deal is projected to generate rental revenue of approximately INR 35 Crore, adding to Smartworks' strategic positioning in the large enterprise segment.

The collaboration aligns with Smartworks’ focus on providing seamless and scalable workplace solutions for major organizations. Neetish Sarda, Founder and Managing Director at Smartworks, noted that the managed campus model is designed to meet the specific operational and growth requirements of large teams.

This business engagement underscores Smartworks' deep integration into the enterprise segment. The company currently sees a strong reliance on large clients; approximately 69% of its rental revenue comes from clients with 300 or more seats, who typically maintain an average tenure of about 47 months on the platform. Overall, around 90% of Smartworks' revenue is derived from enterprise clients seeking managed, large-format workspaces.

Operational Scale and Enterprise Focus​

Smartworks continues to expand its presence as India's largest managed office platform by total area under management. As of March 31, 2026, the company operates a total footprint of approximately 16.1 million square feet across 66 centers in 15 cities spanning India and Singapore.

Smartworks operates on a model where it partners with property developers to lease large buildings, transforming them into fully managed enterprise campuses. These campuses are designed to integrate workspace design, technology infrastructure, and workplace services, thereby supporting operational efficiency and collaboration for multinational corporations, Global Capability Centres (GCCs), and scaling businesses.

The company serves mid-to-large enterprises, working with over 770 clients. Smartworks also offers the SmartVantage platform, which is dedicated to assisting global organizations entering or expanding within India through curated ecosystems and scalable campuses.
