Smartworks Crosses 10 Million Sq. Ft. Operational Portfolio, Marks Milestone in India's Flexible Workspace Market

Smartworks Coworking Spaces Limited has achieved a major operational milestone, crossing a 10 million sq. ft. operational portfolio. This achievement establishes the company as the first listed flexible workspace provider in India to reach such a scale, solidifying its position as a national-scale infrastructure partner for enterprises.

The milestone was reported following the operationalization of the Tata Intellion Park centre in Mumbai, where the company recently onboarded a Forbes 2000 company, indicating continued strong market traction.

Neetish Sarda, Founder and Managing Director of Smartworks, commented on the achievement, stating that the milestone reflects a structural shift in India's office market. He noted that enterprise demand is increasingly moving towards managed, campus-led solutions that offer scale, consistency, and long-term visibility.

Smartworks operates as a national-scale enterprise workspace infrastructure platform, serving enterprises and Global Capability Centres (GCCs). The company facilitates multi-city expansion for clients by offering standardized delivery, predictable execution, and consistent experience across its portfolio.

Financial Performance and Market Momentum

The company's growth is being driven by increased adoption from large enterprises and GCCs, with demand shifting towards larger campuses, multi-city deployments, and longer-term commitments. Smartworks’ performance in Q3 FY26 reflected this momentum.

The company, which caters to a diverse client base including Forbes 2000 companies and GCCs, has entered a phase of cash compounding, supported by the operational scale and portfolio maturity.

Scale and Operational Reach

Smartworks is recognized as India's largest managed office platform by total area under management. As of December 31, 2025, the company managed a total footprint of ~15.3 million sq. ft. across 63 centers spanning 15 cities in India and Singapore.

The company’s campus-led model involves leasing entire buildings and converting them into fully managed, enterprise-grade workspaces, allowing large enterprises to expand across cities without directly managing real estate operations.
