This expansion is driven by existing enterprise clients, including Fortune 500 and Forbes 2000 companies, underscoring the growth and stickiness of the company’s model.This new revenue builds upon Smartworks’ existing contracted rental revenue base, which stands at approximately INR 5,400 crore as of June 30, 2026. The expanded contracts involve lease tenures of up to 60 months.
Smartworks, which is recognized as India's largest managed office platform by overall footprint, reported that its clients include high-profile organizations such as a subsidiary of a Fortune India 500 company, the India IT services arm of a Forbes 2000 company, and a Fortune 500 global infrastructure consulting firm. These organizations are focused on building advanced technology and AI capabilities in their Indian centers.
Neetish Sarda, Founder and Managing Director of Smartworks, highlighted the significance of the development, stating that the expansion validates the platform when existing clients choose to grow with the company. He noted that the company’s large, fully managed campuses enable seamless expansion for businesses without the disruption of relocating or refitting across a city.
The expansion news comes amid a structural shift in the office market in India, with demand rising for flexible, fully managed workspaces as the country strengthens its role as a strategic execution hub for global enterprises. Smartworks’ revenue stream is heavily anchored in large organizations, with approximately 92% of the company's revenue derived from enterprise clients. The company has successfully secured its expansion pipeline for FY27 and FY28, and part of the capacity for FY29, ensuring strong positioning to serve clients in various markets.
