BSE Index Services, a subsidiary of the Bombay Stock Exchange (BSE), has officially launched the comprehensive BSE REITs Index. This new benchmark is specifically designed to track and measure the performance of listed Real Estate Investment Trusts (REITs) across India. The introduction of this index provides a crucial tool for investors keen on tracking the growth trajectory of the real estate sector.The index features a base value of 1,000 and was first established on September 19, 2022. It is reconstituted semi-annually, with review dates set for March and September. The methodology employed is a capped free-float adjusted market capitalization weighting, ensuring that the index accurately reflects the real movement within the market.
Performance Metrics of the BSE REITs Index
As of July 31, 2026, the Total Return Index (TRI) stood at 1,469.77, while the Price Return Index (PRI) was reported at 1,159.66. The TRI demonstrated robust performance over recent periods. It delivered a return of 2.05% in one month and achieved 5.76% over three months.Looking further ahead, the index registered a 6.17% gain year-to-date (YTD). Over a full year, the TRI posted an impressive 18.54% return. Furthermore, its annualized return stood at 18.17% across three years, highlighting sustained growth potential in the segment.
Risk and Valuation Insights for REIT Investors
While performance is key, risk management remains paramount. The Total Return Index recorded an annualized volatility of 11.49% over one year and 9.32% over a three-year period. The Price Return Index registered slightly higher volatilities at 11.79% and 9.56%, respectively.Risk-adjusted returns provide a deeper layer of insight into the investment safety. For the Total Return Index, risk-adjusted returns were measured at 1.61 over one year and 1.93 over three years. The Price Return Index showed corresponding figures of 0.99 over one year and 1.16 over three years.

From a valuation perspective, the index presents specific metrics for investors. The price-to-earnings (P/E) ratio stands at 68.55, while the price-to-book (P/B) ratio is 1.78. A dividend yield of 5.75% has been recorded, offering a promising high-income exposure for those interested in India's listed REIT market.The BSE REITs Index is currently 100% exposed to the Consumer Discretionary sector, which reflects the classification of all its constituent companies. These six entities collectively form the entire index structure.
Leading Constituents Driving Index Weight
Embassy Office Parks REIT leads the pack, accounting for a significant 32.18% weight in the index. Brookfield India Real Estate Trust follows closely at 23.44%. Nexus Select Trust contributes 21.20%, while Mindspace Business Parks REIT carries 11.57%.The remaining REITs include Bagmane Prime Office REIT, making up 6.53% of the weight. Knowledge Realty Trust constitutes the final component at 5.07%. These six entities form the complete and active portfolio of the BSE REITs Index.
