Nisus Finance Invests INR 70 Crore in Three Residential Projects in Bengaluru

Nisus Finance Services Co Limited has announced a strategic investment totaling INR 70 crore in three residential projects located across key areas of Bengaluru. The investment was made through its INR 1,700 crore Real Estate Special Opportunities Fund I, which is managed by Nisus BCD Advisors LLP.

The three residential projects are being developed by Sumukha Housing Pvt Ltd., promoted by Mr. Arjun Vasu and Mr. Varun Vasu. Sumukha Housing is a Bengaluru-based developer with an established track record, having completed over 7 lakh sq. ft. of both residential and commercial developments in the city. The company focuses on low-rise residential communities designed around end-user needs across various micro-markets in Bengaluru.

The portfolio of projects aims to meet the demand for quality mid-income and premium housing in the capital. These projects are situated across established and emerging residential corridors, benefiting from proximity to employment hubs, strong social infrastructure, and good connectivity within their catchment areas. The three projects collectively hold a Gross Development Value (GDV) of approximately INR 300 Crs.

Nisus Finance stated that this investment reflects the company's ongoing conviction in Bengaluru's residential real estate market, noting the city’s strong underlying fundamentals and stable demand across well-connected micro-markets. Mr. Avadhoot Sarwate, CIO of Nisus Finance Services Co Limited, emphasized that what stood out during the transaction was the combination of location strength, execution visibility, and the developer's understanding of residential communities. He added that the projects are located where demand is driven by genuine homebuyers rather than speculative activity, ensuring better cash flow predictability.

Speaking on the partnership, Mr. Arjun Vasu, Promoter of Sumukha Housing Pvt Ltd., highlighted that this collaboration provides the company with strategic growth capital to scale execution while maintaining delivery standards. He noted that Nisus Finance possessed a sharp understanding of real estate market dynamics and project structuring, making the engagement highly efficient.

Dr. Amit Goenka, Chairman & Managing Director of Nisus Finance Services Co Limited, commented on India's residential real estate sector, stating that it benefits from improving affordability, infrastructure-led urban expansion, and rising homebuyers' aspirations. He affirmed that our investment in Sumukha Housing continues to reflect the company’s focus on supporting capable developers executing projects in demand-driven micro-markets, with a commitment to selecting opportunities where project fundamentals and downside protection are compelling.

This transaction underscores Nisus Finance's disciplined approach to special situation real estate opportunities, enabling the company to continue growing its domestic portfolio through selective investments in high-growth residential markets.
