
Mindspace REIT Launches Mega Expansion, Securing Major Stake in Chennai's Prime Office Corridor
Mindspace Business Parks REIT has significantly bolstered its presence in Chennai, acquiring a substantial 51 per cent stake in a premier office complex. This strategic move underscores the REIT's aggressive expansion plan within India's high-growth commercial real estate sector.The acquisition involves a stake in Radial IT Park Pvt Ltd, an asset housing 2.6 million sq ft of commercial space. The deal is valued at an enterprise worth ₹ 3,000 crore, with Mindspace REIT paying approximately ₹ 1,500 crore for the majority interest.
The definitive transaction documents confirm that Mindspace REIT entered into the acquisition from AIGP2 Chennai 1 PTE Ltd. Concurrently, 360 One Real Assets Advantage Fund will acquire the remaining 49 per cent share.
Solidifying Chennai Presence and Portfolio Scale
The purchase solidifies Mindspace REIT's standing as a major commercial asset owner in Chennai. Ramesh Nair, MD and CEO of Mindspace REIT, highlighted the strategic value of this asset.He described the campus as institutional-quality and low-carbon, situated in a high-growth corridor. Nair noted that the asset features blue-chip tenants and long leases, offering clear income visibility.
This transaction positions the company as one of the largest owners of commercial office assets within Chennai.
Key Details of the Strategic Acquisition
Mindspace REIT’s expansion was made possible through its structured acquisition from a fund associated with CapitaLand Investment. The seller, AIGP2 Chennai 1 Pte Ltd, is a 100 per cent subsidiary of CapitaLand India Growth Fund 2.CapitaLand Investment is a development fund that focuses on Grade A business parks in key locations across India’s gateway cities.
Mindspace Business Parks REIT, which is sponsored by the K Raheja Corp group, debuted on the stock exchanges in August 2020.
REIT’s Overall Footprint and Portfolio Strength
The REIT currently manages a diverse portfolio of office assets across multiple metropolitan regions. Its existing footprint includes assets in the Mumbai Region, Pune, Hyderabad, and Chennai.As of the latest filings, Mindspace REIT’s total leasable area stands at 39 million sq ft. This total is composed of 31.9 million sq ft of fully completed area.
The portfolio further demonstrates growth potential, accounting for 3.6 million sq ft under construction and an additional 3.5 million sq ft earmarked for future development.
