
Kolkata Residential Property Registrations Jump 63% in February
Kolkata, March 27 – The Kolkata Metropolitan Area (KMA) saw 4,974 residential property registrations in February, marking a 63% month-on-month increase as the market rebounded from a seasonal low in January, according to Knight Frank India.- On a year-on-year basis, registrations were slightly lower by 1%, compared with 5,016 units in February 2025.
- Data includes both primary (new sales) and secondary (resale) markets for apartments, sourced from the Directorate of Registrations and Stamps Revenue, Government of West Bengal.
- Mid-sized apartments (501–1,000 sq ft) dominated, accounting for 58% of total registrations, up from 44% a year ago.
- Units below 500 sq ft declined to 32%, down from 52%, while homes over 1,000 sq ft grew to 10%, showing rising demand for larger homes.
- Geographical concentration: North and South Kolkata together made up 75% of registrations; North Kolkata led with 41%, South Kolkata 33%.
- Top micro-markets: Rajarhat (381 units), Dum Dum (352 units), Barasat (337 units). Top 10 locations accounted for 53% of total registrations.
Sushil Mohta, President of CREDAI-West Bengal, said, “The 63% month-on-month growth reflects buyer confidence and resilience in the residential market. The dominance of 500–1,000 sq ft apartments shows a shift toward practical, value-driven homes, though premium housing demand is also increasing.”
