Jewar Airport Inauguration Expected to Transform NCR Property Market​

New Delhi, March 28 – The inauguration of the Noida International Airport at Jewar by Prime Minister Narendra Modi is set to significantly boost developer confidence and accelerate residential real estate growth in Greater Noida, according to a report by Knight Frank India.

The airport, positioned as the second major aviation hub for the Delhi-NCR region, is expected to reshape the region’s urban and economic landscape.

Greater Noida Gains Stronger Position in NCR Housing Market​

According to the Knight Frank India report, Greater Noida has emerged as a key residential hub within NCR. The micro-market accounted for 28% of total NCR residential launches in 2025, a sharp rise from 19% in 2021, reflecting growing developer confidence and a robust pipeline of projects.

Annual residential launches in Greater Noida also witnessed substantial growth, increasing from 4,415 units in 2021 to 14,000 units in 2025.

Jewar Airport to Act as Catalyst for Real Estate Development​

Rajeev Vijay, Executive Director – Government and Infrastructure Advisory at Knight Frank India, highlighted that the operationalization of the Noida International Airport will act as a major catalyst for residential development.

He noted that areas around Greater Noida and the Yamuna Expressway are likely to see increased demand due to improved multi-modal connectivity and the availability of large land parcels. This is expected to drive sustained end-user demand, more project launches, and rising property values.

Multi-Airport System to Unlock New Growth Corridors​

Shishir Baijal, Chairman and Managing Director at Knight Frank India, stated that the airport will play a crucial role in transforming NCR into a multi-airport system.

He emphasized that the development will unlock new economic corridors, enhance regional connectivity, and promote more balanced urban expansion across the region in the coming years.

Residential Demand Shows Stable Growth Trends​

The report indicates that Greater Noida’s housing market is becoming more stable and mature. The region has consistently accounted for 22–25% of NCR housing sales in recent years.

Annual residential sales rose from 10,685 units in 2021 to 12,903 units in 2025, highlighting steady demand growth.

Improved Connectivity to Drive Regional Expansion​

The development of Noida International Airport marks a structural shift in NCR’s aviation ecosystem, positioning Jewar as a major secondary aviation hub through phased expansion.

Enhanced connectivity through road networks and Regional Rapid Transit System (RRTS) is expected to expand the airport’s catchment area across south-eastern NCR, further supporting real estate and infrastructure growth.

Lessons from Other Regions Highlight Growth Potential​

The report draws parallels with regions like Goa, where new airports have successfully captured significant passenger traffic after stabilization. This suggests strong potential for the Jewar airport to emerge as a major aviation hub.

Overall, the Noida International Airport is expected to decentralize air traffic, stimulate regional development, and support the rise of a multi-polar economic ecosystem in NCR.
