These properties, set to operate under its brand ATHIVA®, will add 150 keys in Hyderabad and 231 keys in Pune. The additions solidify Chalet's presence in both crucial commercial hubs and accelerate ATHIVA's journey toward becoming a premium Pan-India lifestyle hospitality brand.The projects are structured as long-term leases from Special Purpose Vehicles (SPVs) of Mindspace Business Parks REIT (Mindspace REIT).
In the Hyderabad project, which involves repurposing an existing building owned by a Mindspace REIT SPV, Chalet will undertake the conversion of the facility. The property is designed to be a warm shell and technology component, meaning it includes the structure, façade, and high-side MEP.
For the Pune hotel, Mindspace REIT will develop the building structure on a grey shell basis, with Chalet undertaking the balance scope, including interior fit-outs. This financing structure allows Chalet to defer its capital expenditure until later in the development cycle.
This strategic move aligns with Chalet's broader strategy of integrating hospitality assets within large-scale business parks. This approach is intended to access captive demand from a vibrant mixed-use ecosystem while mitigating site acquisition risks and expediting time-to-market.
