Awfis and Zinnov launch report charting how India GCCs are redefining work, workforce, and workspace
Awfis Space Solutions Ltd., in partnership with global management consulting firm Zinnov, has released a comprehensive report titled "The Great Workplace Reset: How India GCCs are Redefining Work, Workforce, and Workspace." The research details the transition of India’s Global Capability Centers (GCCs) from mere execution hubs to strategic ownership centers, illustrating how this shift is fundamentally altering hiring strategies, skilling needs, and real estate decisions across the ecosystem. The report highlights the massive scale of the Indian GCC market. Currently, India hosts 2,117 GCCs operating 3,728 units nationwide. These centers generate an estimated USD 98.4 billion in revenue for FY26E and employ over 2.36 million professionals. The number of GCCs has expanded by nearly 32% since FY21. Furthermore, the report notes that while 506 of the Global 2000 companies operate centers in India, adoption is increasingly widespread across PE-backed firms, mid-market enterprises, and digital native companies.
The Evolution of GCC Work Portfolio
A significant trend identified by the research is the upskilling of work within these centers. Between 2015 and 2026, the portfolio mix in India’s GCCs has shifted significantly up the value chain, with a decline in commodity and procedure work. Complex problem solving work has grown to 38.1%, and cutting-edge R&D work has doubled, marking a move away from cost-led delivery toward high-value capabilities. The report found that almost half of India’s GCCs now handle an equal or higher share of frontier work compared to their headquarters. Specifically, companies actively developing AI products allocate twice the amount of cutting-edge R&D work in India compared to those only adopting third-party AI, indicating that the nation is becoming a central locus for core AI innovation, not just deployment.
Talent and Workspace as an Operating Mandate
The demand for talent within GCCs is also being profoundly restructured around advanced capabilities. The AI/ML talent pool inside these centers has nearly doubled, growing from 122,000 professionals in 2023 to a projected 250,000 by 2026, making India the second-largest AI talent market globally after the United States. The study positions workspace as an operating decision—driven by talent, control, speed, flexibility, and brand—rather than simply a real estate consideration. This operational shift is reflected in current market trends:
| Metric | Data Point |
|---|---|
| Q1 2026 Office Leasing Volume (India) | 20.7 million sq ft (record high) |
| GCC Contribution to Lease Demand | 44% (equivalent to 9.1 million sq ft) |
| GCC Sectoral Focus | Ecommerce, BFSI, and Technology (64%) |
| US-Headquartered Company Share of Demand | 73% |
| Concentrated Cities for GCC Leasing | Bengaluru and Hyderabad (67%) |
Furthermore, flexible workspace uptake among GCCs remains high. Currently, GCCs account for 40 to 45% of enterprise flex seat usage. The report indicates that 67% of GCCs plan to increase their use of flexible space beyond a tenth of their total real estate portfolio.
Industry Response and Executive Insights
The report includes case studies documenting how various GCCs have scaled successfully—from incubation stages to over 3,000 seats within months—using managed and flexible office formats provided by Awfis across sectors such as global commerce, healthcare technology, media monitoring, and consumer manufacturing.Mr. Amit Ramani, Chairman and Managing Director of Awfis Space Solutions Ltd., stated that the report validates the company's focus, noting that while GCCs were once execution centers, they are now owners of products, platforms, and AI-led mandates. He emphasized that these strategic mandates require a workspace capable of matching business speed, cementing flexible formats as the fastest-growing choice among GCCs.
Nitika Goel, CMO & Managing Partner at Zinnov, commented on the evolution of AI work, noting that its center of gravity has moved from invention to industrialization. She explained that the required specialist is no longer merely a specialist but a full-stack engineer who integrates domain depth, AI frameworks, and business context to drive outcomes.
The report was issued as part of Awfis’s continued partnership with Zinnov for the 19th edition of Zinnov Confluence 2026, an event bringing together industry experts and GCC leaders worldwide.
