The company also highlighted the strategic acquisition of Filmistan Private Limited, positioning it for significant long-term value creation in the ultra-luxury residential segment.

The company reported robust business momentum in FY26, driven by sustained demand across key Mumbai Metropolitan Region (MMR) micro-markets and disciplined execution across its development pipeline.

The company reinforced its long-term growth visibility by expanding its total project pipeline to an estimated Gross Development Value (GDV) of ₹12,800 crore, covering approximately 4.25 million square feet of saleable carpet area. Additionally, Arkade Developers secured cluster redevelopment rights for 9 Societies in Kandivali East, which has a projected GDV of approximately ₹1,100 Crs across 3 Acres.

Landmark Filmistan Acquisition​

During FY26, the company completed the strategic acquisition of Filmistan Private Limited and related ownership rights associated with the iconic Filmistan property in Goregaon West, Mumbai. This acquisition is viewed as a key opportunity to develop a landmark ultra-luxury residential project in a highly premium micro-market.

The structure of the deal involved adjusting the tenancy rights previously held through Filmistan Private Limited as part of the transfer and subsequent restructuring exercise. This action resulted in a one-time exceptional accounting impact of approximately ₹182 crore in the consolidated financial statements for FY26. Arkade Developers clarified that this accounting adjustment is non-operational and does not reflect the underlying strength of the business fundamentals.

The proposed Filmistan development is expected to have an estimated GDV of approximately ₹3,500 crore. Furthermore, the development is projected to contribute cumulatively between ₹1,000 crore and ₹1,200 crore to the bottom line over the next 3 to 5 years.
