Adani Airport City Ltd (AACL), a wholly-owned subsidiary of Adani Airport Holdings Limited (AAHL), has unveiled an ambitious infrastructure plan. The company intends to invest over Rs 20,000 crore in the first phase of a large-scale airport city development program. This massive undertaking is set to transform six key aviation hubs into integrated commercial and urban destinations across five states.

Scope of the Mega Airport City Project​

The initial phase of the development involves developing approximately 655 acres across six airports located in Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur, and Guwahati. A total of nearly 22 million square feet of mixed-use infrastructure is planned for these airport-linked districts. These projects aim to create highly walkable environments where connectivity and experience are the core focus, moving beyond traditional aviation functions.

The investment shows a concentrated strategic emphasis on the Mumbai Metropolitan Region. Nearly 70 per cent of the total funding will be directed towards the airports in Mumbai and Navi Mumbai. This allocation reflects the immense strategic importance of this region as India's largest commercial and aviation hub. The integrated districts will combine hotels, corporate offices, retail outlets, entertainment venues, and convention centers.

Redefining Aviation Through Economic Development​

Director Jeet Adani of AAHL emphasized that airports represent an opportunity to create value far exceeding mere passenger traffic. These developments are designed not just as infrastructure, but as catalysts for investment, employment generation, and long-term urban growth around key aviation centers. The Airport City model is consciously emulating successful international examples such as Singapore Changi Airport, Dubai International Airport, Amsterdam Schiphol, and Incheon International Airport.

This approach sees the airports becoming integral parts of a broader economic ecosystem rather than standalone transport nodes. By integrating all these commercial aspects into one master-planned environment, AAHL aims to drive the vitality and growth of the surrounding cities they serve. The model is fundamentally designed around connectivity and shared urban experience with the wider metropolitan area.

Strategic Partnerships and Sustainability Commitment​

AAHL has secured crucial partnerships to elevate the quality and luxury standard of these new developments. The company signed hotel management agreements with IHG Hotels & Resorts for five premium and luxury hotels. This includes facilitating the debut of the Kimpton brand in India within one of the projects.

The commitment to sustainable urban development is paramount across all Airport City initiatives. AACL confirms that every project has received LEED Gold pre-certification from the US Green Building Council. These certifications underscore a deep focus on energy efficiency, resource management, and creating walkable, eco-conscious infrastructure for future travelers and communities.

Adani Airport Holdings, as India’s leading private airport operator managing eight airports including Mumbai and the forthcoming Navi Mumbai International Airport, views this initiative as central to its revenue diversification strategy.
