
Joint Development Agreement Signed in Thane
Godrej Properties Ltd has entered into a joint development agreement to build a large housing project on an 18-acre land parcel in Thane, Mumbai, as part of its ongoing expansion strategy.In a regulatory filing on Monday, the Mumbai-based real estate developer confirmed that it has partnered with a landowner to develop the project. The company did not disclose the name of the landowner involved in the agreement.
The proposed development will primarily comprise residential units and carries an estimated revenue potential of over ₹7,500 crore.
Focus on High-Growth Micro-Markets in MMR
The upcoming project will mark the company’s fourth development in Thane, a location that has emerged as one of the most sought-after micro-markets in the Mumbai Metropolitan Region.Gaurav Pandey, Managing Director and Chief Executive Officer of Godrej Properties, said that strategic expansions in high-potential micro-markets remain central to the company’s growth roadmap. He added that the company remains focused on creating long-term value for homebuyers through its developments.
Thane’s growing prominence within the Mumbai region has made it an attractive destination for residential real estate, further strengthening the company’s footprint in the area.

To accelerate its growth, Godrej Properties continues to adopt a dual strategy of outright land acquisitions and joint development arrangements with landowners. Strong Sales Momentum in FY2025-26
Godrej Properties has reported robust sales performance in the current financial year. The company’s sales bookings increased 25 percent to ₹24,008 crore in the first nine months of FY2025-26.With sustained demand and project launches, the developer remains confident of achieving its full-year sales booking target of ₹32,500 crore for FY2025-26.
The Thane project is expected to further strengthen the company’s growth trajectory in one of India’s most competitive real estate markets.
